12'X10' Valance top cover fits a 10'X10' high peak - "A" shaped canopy frame. The "extra 2 feet" is needed in order to cover a high peak (also know as "A" shaped) frame. This valance top cover fits our Party canopy and Adventure Canopy among other manufacturer brands. Sold as top cover only. Actual tarp that will be delivered is a 12' x 10'. The two extra feet is required to compensate for the rise in peak. Sold as top cover only.
